Establish Project Closeout procedures. It is important to establish the project closeout procedures and schedule as early as possible prior to commissioning and substantial completion. This includes:
- Turnover procedures.
- Closeout schedule.
- Establishing Substantial Completion documentation.
- Documenting Final Inspections.
- Documenting Certificate of Occupancy and requirements.
- Documenting punch list completion.
- Establish Owner training requirements.
- Determination of any fees required
Project Turnover Documentation. This includes collecting and assembling the following project documentation for the client:
- Substantial completion document.
- Final inspections and permits.
- Certificate of Occupancy.
- Punch list completion and sign off.
- Owner training documentation.
- As built (record) drawings including architectural, mechanical, electrical, fire alarm, fire suppression, security, civil and landscape drawings.
- Submittal log.
- Approved submittals.
- Warranties and guarantees. This includes Owner furnished equipment.
Operation and maintenance information for all equipment, including Owner furnished equipment, provided on the project including:
- Mechanical equipment.
- Plumbing equipment.
- Electrical equipment
- Leak detection.
- Lightning protection Master Label.
- Fire Alarm Systems and equipment.
- Fire Sprinkler systems and equipment.
- Security systems and equipment.
- BMS controls system and equipment.
Commissioning Documentation including:
- Commissioning Plan.
- Levels 1 through 4 commissioning reports.
- Daily commissioning punch lists and verification.
- Level 5 integrated system test documentation.
